12 New Residential Real Estate Projects In Oakland Park

The City of Oakland Park is bustling with development and change. The taste and feel of this renaissance can be seen everywhere. There are big projects and there are little projects. In general people seem to be more aware of the big projects, like Oak Tree, but there are many little projects that are also making their impact on the City and bringing change. In this article we are going to take a look at 12 different projects, both big and small, and the change that they will bring to our little, big city of Oakland Park.

Ceiba Group Multifamily Development

Ceiba Group is proposing to build a 114 unit on 7.4 acres of property located NE 58th Street and Dixie Highway. Each unit will be 2 stories, and will be either 3 or 4 bedroom and have an average of 1600 square feet living space under air. The development will be gated, and will have pedestrian walkways to the amenities. This rental community will bring new life to an area where there is currently nothing but a  big, vacant piece of land. 

Central Park


Smith Storage LLC has proposed building a 5-story, L-shaped, 43-unit apartment building at the corner of N.E. 33rd Street and North Dixie Highway right in the heart of downtown Oakland Park. According to the developer, the project, Central Park will offer affordable housing. The number of units proposed exceeds the currently allowed residential density. Consequently the developer will be requesting a variance for this project. This new building will be down the street from the soon to be developed Oakland Park Square and will fit right in with the new and modern design of Downtown Oakland Park.

Forman Townhouses

Forman Townhouses is currently under construction at 464 NW 41st Street in the Prospect Gardens neighborhood. The project stretches from NW 41st Street to NW 40th Court and is one of the newest projects in Prospect Gardens. The townhouses are currently for sale but not listed in the MLS. 

Guevara Townhomes

Located at 1298 N.E. 35th Street Guevara Townhomes is small development with just three two story townhomes being built on the 0.23 acre site. It is just one block from Oakland Park’s Main Street making the location of the project a highly desirable one. This project will create 3 more new residences in the area that are modern, hip and cool just like the up and coming Downtown Oakland Park. This project is not yet under construction. 

Oak Tree Homes by Pulte

Pulte has been developing Oak Tree since last year.

Oak Tree is being developed on the site of the old Oak Tree Golf course. The project was approved by the City in September of 2019 and construction is now well underway. The model homes are rising up and can be seen from Prospect Rd. This week the Oak Tree entrance signs were erected. The sales center should be completed sometime in the summer.

O2 Oakland Apartments 

The O2 apartment building will have 274 modern residences ranging in size from 400 square feet to 800 square feet. There will be studio apartments, and 1 and 2 bedroom apartments.  O2 will be situated just north of the historic Kennan building and will add a much needed facelift to Oakland Park’s frontage along Federal Highway. 

Oakland Park Square

The Oakland Park Square project has been in the works for some years now. This project will transform two lots of City owned land known as the West Dixie lots into taxable land. The construction of the Oakland Park Square project is central to the renaissance of Downtown Oakland Park.

This project is mixed use and will have retail and residential units. The project is currently undergoing some modifications so the final number of residential units is not set, but there may be upwards of 110 residential units on the site. Once the project is complete in the next 5 to 6 years,  the cornerstone for the new Oakland Park will have been laid.

Oakland Terrace Townhomes

G2 Keystone Holdings is planning on building two 4 unit townhouses for a total of  8 new residences at 1062 NE 35th St. This project will bring another new set of modern townhomes to the area. 

Park Avenue Landing Townhouses

Park Avenue Landing will bring four new townhouses to an empty lot located at 1302 NE 32nd Street in Oakland Park. Based on the plans there will be four 3 story units. The plans also evidence space for 2 cars,  4 bedrooms, 1 on the second floor and 3 on the third floor, and at least 3 bathrooms and one half bathroom. This project is not yet under construction. The site is currently vacant. However, once built this project will add a new and modern look to another little corner of Oakland Park.

RAM Development

Ram Development has proposed to develop new modern, urban apartments on the site of the old Kmart building. The plans for the development of this site are for mixed use. The commercial portion of the project includes retail space and a grocery store. The residential portion of the project includes the construction of 3 and 5 story residential buildings with a total of 297 dwelling units. This project will bring greater tax revenue to the City and revitalize a site that has been vacant for years. 

Urban Village @ 5th Avenue

The Urban Village project off of the corner of NE 35th Court and NE 5th Ave has been under construction for some years now.  When driving by the site parts of it are still under construction but other parts of it already have new residents. This project has brought a new and modern style of architecture to the area. There are several townhouses for sale at the Urban Village. 

Villa Savona Townhomes

This project is slated to be built at 4200 N.E. 7th Terrace, Oakland Park FL 33334. Currently it is just a piece of vacant land. The lot has a prime location just west of Dixie Highway. When the project is built the residents will enjoy both an outstanding location and and tranquility because of the lots private location. 

Change is Coming

As each project is approved, and moves forward change is coming to Oakland Park. The new style and design of the new construction is also ushering in a new age and a new look to our City which is in the midst of a modern renaissance.

  1. Where will we put all this traffic ? where will we get the water ? I worry about our aging infrastructure. Some has been updated but not all.
