Permits: What You Need To Know

Permitting is one of those city requirements that people always have doubts about. This article was compiled from the FAQs from the City of Oakland Park in order to clarify some of the most common questions. Of course you will probably have many more questions. In that case contact the Building & Permitting Division directly. See the bottom of this article for their contact information and hours.

When is a permit needed?

Permits are required when performing structural work or new construction.

If you are going to make any modifications to a building, structure or any part of it, inside our outside, then you are required to obtain a permit.

Permits are also required if you are going to change your : 

  • water heater
  • air conditioning
  • heat pump/heater recover change out
  • electrical service change out/repair
  • and all repairs due a fire inspection

Can a resident do work inside their home without a building permit if it doesn’t exceed a certain dollar amount?

No. A building permit is required for any new work.

Can a homeowner apply for their own building permit?

As long as the homeowner meets the exemption requirement provided for in the State Statute 489.103(7) (a) they can apply for their own permit .

The homeowner is required to submit the building permit application in person. They must also certify compliance by reading and understanding the Owner/Builder Affidavit and Disclosure Statement. This type of permitting is recommended for small, miscellaneous jobs such as fences and walkways. Larger jobs are more complex and the homeowner should consider hiring an experienced contractor in order to avoid issues.



Can work be started before a permit is issued?

A building permit must be obtained before starting any work.

No. However exceptions may be made in case of emergency with approval of the Chief Inspector.

Where can I obtain a building permit application?

Where can I check the status of my permit application?

Visit here and enter your Permit Number and the Valid Number (last three digits of the same permit number).

Who requests an inspection when the work is completed? 

The permit holder or their agent.
